Aprende cu\u00e1nto es recomendable dar de enganche al comprar #TuCasa y toma decisiones inteligentes.<\/h3>\n<\/div><\/h3><\/div>

Sin importar la instituci\u00f3n financiera donde hayas solicitado el cr\u00e9dito hipotecario, tienes la responsabilidad de cubrir el restante del inmueble bajo un enganche.<\/p>\n

Cu\u00e1nto se necesita dar de enganche para comprar una casa<\/strong><\/h4>\n

Si los bancos te prestan entre 80% y 95% sobre el valor de la vivienda, el restante lo tendr\u00e1s que cubrir por tu cuenta. Alrededor de 5% a 20% del precio total del inmueble es lo que pagar\u00e1s de enganche.<\/p>\n

Adem\u00e1s, debes considerar que independiente al enganche hay otros gastos que normalmente no son contemplados en el Costo Anual Total (CAT):<\/p>\n

    \n
  • Aval\u00fao. Depende de la instituci\u00f3n bancaria si el aval\u00fao se incluye dentro del Costo Anual Total (CAT), aunque en la mayor\u00eda de las ocasiones lo debe pagar el solicitante al momento de realizarse. El monto es establecido en relaci\u00f3n al valor de la vivienda.<\/li>\n
  • Honorarios notariales. Los gastos, derechos y honorarios notariales son determinados por Notario y Registro P\u00fablico. Para adquisici\u00f3n el monto va de 3% a 10% sobre el valor de la vivienda.<\/li>\n
  • Comisi\u00f3n por investigaci\u00f3n. La evaluaci\u00f3n puede o no ser anexada al CAT, mientras no se formalice el cr\u00e9dito el solicitante tendr\u00e1 que solventar el costo y no es reembolsable.<\/li>\n
  • Dictamen de obra. En caso de construcci\u00f3n se realizar\u00e1 un an\u00e1lisis t\u00e9cnico del proyecto y de la obra.<\/li>\n
  • El pago es \u00fanico y antes de aprobar la solicitud.<\/li>\n
  • Lo recomendable es que dispongas del 30% sobre el valor de la vivienda para solventar el enganche y los gastos no incluidos en el c\u00e1lculo del CAT.<\/li>\n<\/ul>\n

    Otros gastos no incluidos en el c\u00e1lculo del CAT<\/strong><\/h4>\n

    Conforme la marcha de tu cr\u00e9dito hipotecario, pueden surgir otros gastos que no est\u00e1n incluidos en el c\u00e1lculo del CAT y que t\u00fa mismo tendr\u00e1s que pagar.<\/p>\n

    Inter\u00e9s moratorio. Si dejas de pagar puntualmente o no pagas toda la suma que est\u00e1s obligado a cubrir, se te cobrar\u00e1 una comisi\u00f3n de incumplimiento que aumentar\u00e1 el monto original de tu deuda.<\/p>\n

    El porcentaje se pactar\u00e1 desde que se firma el contrato y la instituci\u00f3n deber\u00e1 darla a conocer desde entonces y las condiciones bajo las que se regula.<\/p>\n

    Pagos anticipados. Estos pagos se realizan para reducir la deuda y no son exigibles. Algunas instituciones bancarias aplican un importe a los pagos que se realicen con anticipaci\u00f3n.<\/p>\n
